What the word actually covers, how it differs from the cheaper job it gets confused with, and when a house does not need it at all.
Crawl space encapsulation seals the space under a house away from outside air and ground moisture. A heavy plastic liner covers the soil and runs up the foundation walls, the vents are closed off, gaps are sealed, and a dehumidifier or a supply of conditioned air keeps the humidity down from then on. Done properly it stops the damp that rots framing and grows mold. Most houses land between $5,500 and $9,000, and the job takes two to four days.
Encapsulation versus a vapor barrier
These two get sold under the same word, and the gap between them is several thousand dollars. Knowing which one a quote describes is the single most useful thing on this page.

What the system includes
Encapsulation is a system, not a product, and leaving out any one part undoes the rest. A complete job has five pieces.
The liner is the visible part: reinforced polyethylene, commonly twelve to twenty mil, covering the soil and running up the foundation walls where it gets mechanically fastened and sealed. Seams are taped rather than overlapped. Around piers it is cut and sealed individually. The thickness matters less than the sealing does, and a well-sealed twelve mil job beats a sloppy twenty mil one.
Air sealing closes the vents, the rim joist, and the gaps around pipes and wiring. This is the step that actually changes the physics under the house, and it is also the step cheap quotes skip.
Humidity control is what keeps it working. Once the space is sealed, something has to remove the moisture already in it and whatever still arrives. That is either a dedicated crawl space dehumidifier with a drain line, or a supply of conditioned air from the home's system. The residential code section covering unvented crawl spaces requires one or the other, so this is not optional in most jurisdictions.
Drainage comes first, before any of it. If water enters the crawl space after rain, sealing the space traps it. A contractor who quotes encapsulation on a wet crawl space without addressing where the water comes from is selling you an expensive bag to hold it in.
Insulation is the fifth piece and the most variable. In a sealed crawl space it goes on the foundation walls rather than between the floor joists, since the space is now inside the building envelope. Some jobs skip it. Ask which approach is being quoted and why.
Is encapsulation worth it
It is worth it when the crawl space is humid, has a dirt floor, and is showing consequences: musty air upstairs, mold on the joists, cupping hardwood, or a heating and cooling system working harder than it should. In that house, encapsulation solves a problem that will otherwise keep costing money.
It is not worth it in several common situations, and this is where a lot of money gets spent unnecessarily. A crawl space with a concrete floor, low measured humidity, and dry framing does not need to be sealed. A house in a dry climate rarely needs it. And a crawl space with active water intrusion needs drainage first, which sometimes turns out to be the whole fix.
Here is the part contractors rarely volunteer: buy a hygrometer for about twenty dollars, put it in the crawl space, and read it across a few humid weeks before you commit. If it sits comfortably below sixty percent through the worst of summer, you are being sold a solution to a problem you do not have.
Energy savings get quoted heavily in this trade, often as a specific percentage off your bill. Treat those figures as marketing. Sealing a crawl space genuinely can reduce heating and cooling load, but how much depends on your ductwork, your insulation, and your climate, and no contractor can know the number before doing the work. Buy encapsulation to solve a moisture problem. Any energy savings are a bonus, not the business case.
What encapsulation costs
Most houses fall between $5,500 and $9,000. The full range runs from about $3,000 for a small, easily accessible crawl space with a simple scope, up past $15,000 when drainage, a sump pump, structural repair, or insulation are bundled in.
Square footage drives the liner and labor. Headroom drives everything else. A crawl space with eighteen inches of clearance costs far more to work in than one with three feet, because every sheet of liner gets dragged in by hand and every seam gets taped lying down.
The dehumidifier is usually a separate line worth checking, commonly $1,200 to $2,500 installed with a condensate line. Some quotes bury it, some omit it and add it later. It also has a running cost, since it is a piece of equipment that operates continuously.
What goes wrong
Encapsulation failures are usually one of four things, and all four are avoidable at the quoting stage.
Sealing over a water problem is the big one. The liner hides standing water rather than removing it, and two years later the framing is worse than before anyone touched it.
Leaving out the dehumidifier is the second. A sealed space with no humidity control can end up damper than a vented one, because the moisture that gets in now has nowhere to go.
Poor sealing at the edges is the third, and it is invisible from the access door. The liner looks perfect across the floor while the wall attachment, the rim joist, and the pier wraps are all leaking. Ask for photographs of the perimeter, not the middle.
The fourth is a safety issue rather than a moisture one, and it deserves more attention than it gets. If a gas furnace or water heater sits in or draws air from the crawl space and vents through a conventional flue, sealing the space can starve it of combustion air and cause exhaust gases to spill back into the house. This has a straightforward solution, and any contractor who does this work regularly will raise it before you do. If they do not raise it and you have a gas appliance down there, ask directly.
Choosing a contractor
Encapsulation quotes are hard to compare because the word covers so much ground. These four questions force them into the same shape.
- Ask for the humidity reading before the quoteA contractor who measured the space can tell you the number. One who did not is quoting from the driveway.
- Ask what the liner thickness is and how the seams are joinedMil rating, taped or overlapped, and how it attaches to the walls. Get it in the written scope, not just the conversation.
- Ask what handles the humidity afterward, and what it costs to runDehumidifier model or conditioned air supply. If the answer is neither, the quote is a vapor barrier with a better name.

Questions people ask
How long does encapsulation last?
Fifteen to twenty five years for the liner itself, and many carry a warranty in that range. The dehumidifier is the part that wears out first, typically after eight to twelve years of continuous running. Ask which components the warranty actually covers, since liner warranties and equipment warranties are usually different documents.
Does encapsulation increase home value?
It helps most by removing a problem rather than adding a feature. A dry, sealed crawl space with documentation will not show up as a line item in an appraisal, but a home inspection that finds mold and rotted joists absolutely shows up in negotiations. Keep the paperwork and the photographs. That is the part that pays at closing.
Can encapsulation be done in winter?
Yes, and winter is often the easier season to schedule it. The work happens in a sheltered space, crews are less booked, and the ground is usually drier than in spring. The one thing that genuinely waits for better weather is exterior drainage work, since regrading frozen ground does not go well.
Do I still need a dehumidifier after encapsulation?
Almost always yes, and that is by design. Sealing the space stops new moisture arriving, but something has to remove what is already there and what still finds a way in. The alternative is a conditioned air supply from your existing system. A sealed crawl space with neither is the most common way these jobs fail.
Will encapsulation fix a mold problem?
It stops mold coming back, but it does not remove what is already growing. Existing growth gets cleaned or treated first, damaged wood gets replaced, and then the space gets sealed so the conditions do not return. Sealing over live mold is how people end up paying for the same crawl space twice.
Is encapsulation required by code?
No. Vented crawl spaces remain code compliant in most places. What the code does say is that if a crawl space is sealed, it must have continuously operating mechanical ventilation, conditioned air, or dehumidification. In other words, the code does not require you to encapsulate, but it does require you to finish the job if you start it.
